My Freelance Property Photography Process | Professional & Seamless

As a commercial and freelance property photographer I offer property companies the option to be employed as a freelance for the company. Whether I'm working with real estate agents, interior designer, Kitchen designer, homeowners, or developers, my goal is to deliver images that effectively showcase a property’s best features, evoking emotion, and make a lasting impression.

Over the years, I've refined my process to ensure a smooth operations from start to finish, producing high-quality photos that my clients will appreciate, use for social media, website or case studies.

In this blog, I'll walk you through my freelance property photography process, from the initial inquiry to the final delivery of images. This step-by-step guide will offer insights into how I approach each project, the tools I use, and tips for creating stunning property images that stand out.

1. Initial Consultation and Pre-Shoot Planning

Before I even grab my camera, I begin by establishing clear communication with each client. I wish to learn what style and composed photographs are required. This stage helps set expectations and ensures the shoot goes smoothly.

Client Discussion: Understanding the Vision Behind Every Shoot

  • What the purpose of the photographs? I always start by asking: What will these images be used for? Whether the photos are for a property listing, a brochure, a website, or social media, this information helps me determine the style, aspect ratio, and resolution required for the final images. A website may need high-resolution wide shots, while social media benefits from engaging lifestyle details.

  • Property Details: I ask for basic details about the property, including square footage, number of rooms, outdoor features, and any unique selling points that should be emphasized.

  • Preferred Shot List: Clients often have specific requirements or areas they want to highlight, so I create a shot list based on their preferences.

    I ask about:

    • Essential shots & areas to emphasize – Which rooms or features should take priority?

    • Use of specific lenses – Whether wide-angle shots for spacious interiors or detail shots for unique textures.

    • Composition & lighting preferences – The time-of-day matters! Golden hour provides warm, inviting tones, while blue hour offers a sleek, modern feel.

Scheduling:

  • Arrangement: During our initial discussion, we’ll determine the best way to schedule shoots that fit your requirements and my availability. This may involve:
    - Preferred scheduling methods – Whether through email, a booking system, or direct communication.
    - Advance notice periods – Ensuring enough time to prepare for the shoot.
    - Flexible arrangements – Setting up recurring shoots or planning in advance for seasonal content.

  • Golden Hour: If possible, I schedule shoots during the golden hour (shortly after sunrise or before sunset). This time of day provides soft, flattering light that can make any property look inviting.

  • Time of Day: If shooting indoors, I also consider when natural light will be best for specific rooms (e.g., living rooms, kitchens, or bedrooms).

2. The Shoot: Capturing the Property

On the day of the shoot, I arrive early to set up and begin working. Having a solid plan in place helps me remain organized and efficient.

Equipment I Use:

  • Camera: A full-frame Nikon SLR camera, to ensure sharp, high-resolution images.

  • Lenses: A wide-angle lens (16-35mm) is typically my go-to for interior shots, as it allows me to capture spacious rooms. For exterior shots, I may use a 24-70mm to provide flexibility.

  • Tripod: To achieve sharp images, especially in low-light conditions, I always use a sturdy tripod to eliminate camera shake.

  • Lighting: While I rely heavily on natural light, I can bring along a flash or softbox to fill in shadows in dimly lit rooms or add extra light where needed.

Shooting Process:

  1. Exterior Shots First where required: I start with the exterior of the property, focusing on capturing wide-angle shots of the front and back of the property. I also make sure to capture any standout features like gardens, pools, patios, or unique architecture.

  2. Interior Shots: After the exterior, I move indoors. I typically photograph the key rooms and any additional spaces that showcase the property’s features. I offer one room shoots for set designer in Kitchen and Bathrooms

    • Wide-Angle for Small Spaces: When shooting smaller rooms, I use wide-angle lenses to make them feel more expansive and show how the space flows.

    • Detail Shots: I always capture close-ups of architectural details, such as fixtures, fireplaces, unique flooring, and appliances. These shots add texture and character to the overall gallery.

  3. Lighting Adjustments: If natural light isn’t enough, I adjust the lighting with artificial sources, using flash or shoot bracketed exposures, where needed to brighten dark corners or areas.

  4. Keep Things Clean and Tidy: I make sure the space is neat. Sometimes I’ll move furniture or props to create more space, but I make sure to leave the space just as I found it once I’m done.

3. Post-Shoot Workflow: Editing and Enhancements

After the shoot, I begin the process of editing and enhancing the images to create the final set of property photos. This stage is essential to making the property look as appealing as possible while maintaining realism.

Editing Process:

  1. Form Bracketed HDR edits, when shoot with this process

  2. Exposure and Contrast: I adjust the exposure to make sure the images are neither too dark nor overexposed. I also tweak the contrast to ensure there’s a good balance between highlights and shadows.

  3. Check White Balance: I always adjust the white balance to ensure the colors look natural. This is particularly important for interior shots where artificial lighting can sometimes create yellow or blue tones.

  4. Correcting Distortions: Wide-angle lenses often cause distortion, so I fix barrel distortion or perspective issues, ensuring vertical lines are straight and the property looks well-proportioned.

  5. Retouching: For commercial real estate or high-end listings, I may retouch certain elements. For example, I remove clutter, adjust reflections, or replace skies if the weather was unfavorable.

4. Final Delivery: Presenting the Photos

Once editing is complete, I prepare the images for delivery. Ensuring that the final images meet the client’s expectations and are optimized for their intended use is crucial.

File Formats:

  • JPEG: For most clients, I deliver high-quality JPEG files for use on websites or property listings.

  • PNG OR TIFF formats for larger files and send these via We-Transfer

Delivery:

  • Client Review: I share a proof gallery with the client, that has easy JPEG download option or and send larger files formats. via. WeTransfer.

5. Client Feedback and Repeat Business

Once the images are delivered, I ask for feedback to ensure the client is happy with the results. I also take this opportunity to request testimonials or reviews, which can help attract future business.

  • Building Relationships: Keeping open communication with clients helps me build long-term relationships. Many of my clients return for future projects, and referrals are a big part of my freelance success.
